ACAR housing stats for August 2016


Only small changes from the July to the August housing stat report. The Boise market continues its consistent pace with 2,254 Active Residential Listings in August. The Median Price has been straddling the $240,000 – $253,000 range for the past three months. Looking at the statistics from July 2015, there are less homes on the market, with approximately 25% less Days on Market average, and the Median Price has increased by roughly 10%. Below are other key stats:

• 1,017 Homes Sold in August 2016
• $253,000 was the Median Price
• 35 was the Average Number of Days on Market

ACAR housing stats for May 2016


True to form, May’s numbers succeeded April’s figures in key markers. There were 2,113 active listings in May 2016 compared to 1,879 active listings in April 2016. The average Number of Days on Market existing homes and new construction combined was a remarkable 38 days. The hottest price range is homes below $200,000. Below are other key stats:

• $242,400 was the Median Price

Spring is here and the market is heating up! There were 1,879 active listings in April 2016 compared to 1,796 active listings in March 2016. The average Number of Days on Market for existing homes is an incredible 31 days. (New construction homes average a longer marketing time (95 Number of Days on Market) as many homes are listed while at the framing stage.) Below are other key stats:

• $239,900 was the Median Price
• 44 was the Average Number of Days on Market

ACAR Housing Stats for Year End 2015


December sales rebounded over 25% from November’s sales, to finish year 2015 with a bang! All in all, year 2015 was impressive on all levels, with nearly a 20% increase in number of individual properties sold over 2014 figures. Boise is fortunate to have an optimistic group of developers and builders who continue to fuel momentum to our growing market. The median price for a home in 2015 increased 9.05% over 2014 numbers. Here are three key stats:

  • Total Single-Family Homes Sold: 9,284 (compared to 7,784 in 2014)
  • Median Price: $229,000 (compared to $210,000 in 2014)
  • Average Number of Days on Market: 50

When separating existing homes from new construction homes, the stats are just as revealing: 

Total Single-Family Homes Sold:

  • Existing Homes: 7,597 (compared to 6,313 in 2014)
  • New Construction Homes: 1,687 (compared to 1,471 in 2014)

Median Price:

  • Existing Homes: $213,000 (compared to $193,500 in 2014)
  • New Construction Homes: $313,900 (compared to $299,900 in 2014)

ACAR Housing Stats for November 2015

As expected, November sales reflected a slow down in the market, as many focus on spending time with their friends and families of year. ACAR reported 621 homes sold in November compared to 779 homes sold in October. The Median Price increased by $10,000 though, at $240,300. This is largely due to new construction sales driving that price up. Overall, the market remains stronger than 2014 figures, with 549 homes sold in November 2014 and with a Median Price of $210,00. Good news if you are planning on selling in the near future!

• $240,300 was the Median Price
• 49 was the Average Number of Days on Market

ACAR Housing Stats for August 2015


Like almost every year, there was a slight lull in August for the number of homes sold, finishing at 837 compared to 1,007 in July. This is typical from year to year as households are busy squeezing in their last summer vacations and preparing for back-to-school. The Median Price also decreased slightly from $232,500 in July to $229,500 at the end of August. All other statistics continue to trend consistently:

• 837 Homes Sold in August 2015
• $229,500 was the Median Price
• 2 Months of Available Inventory (based on Pendings projection)
• 45 was the Average Number of Days on Market


ACAR Housing Stats for June 2015

Although well within the thick of summer, Ada County Association of Realtors continues to report positive looking numbers for June 2015. In terms of homes sold, June saw a nearly 14% increase in sales when compared to May (1023 versus 901). Available inventory fell slightly to 2.5 months, a continually promising trend for the Boise market. June’s Median price saw little variance from May at $230,000. The biggest change seen in the basic stats from May to June was Number of Days on Market. May logged 49, while June held only 42. Here’s the quick glance at the June statistics:

• 42 was the Average Number of Days on Market

ACAR housing stats for May 2015


According to the Ada County Association of Realtors, May 2015 was no exception to the typical pattern of an up-tempo housing market in the summer. In fact, the number of homes sold in May increased to 901 from April’s 803. May logged 2.6 Months of Available Inventory, an additional indicator of the lively market. Median price was reported at $229,000, and the Average number of Days on Market was 49, a very small change from April. Here is a quick look at May 2015’s statistics:
