ACAR housing stats for July 2016


Active market numbers are reflected in the July report. An increase in volume of listings yet a slight reduction in the Average Number of Days on Market reflects the high activity. The Median Price has been hovering in the $240,000 – $253,000 for the past several months. There were 2,196 active listings in July 2016 compared to 2,117 active listings in June 2016. The average Number of Days on Market existing homes and new construction combined was 33 days, quite remarkable. Below are other key stats:

• $243,000 was the Median Price
• 33 was the Average Number of Days on Market

True to form, May’s numbers succeeded April’s figures in key markers. There were 2,113 active listings in May 2016 compared to 1,879 active listings in April 2016. The average Number of Days on Market existing homes and new construction combined was a remarkable 38 days. The hottest price range is homes below $200,000. Below are other key stats:

ACAR Housing Stats for October 2015


October sales are tapering off as we enter the final quarter of 2015, with 779 homes sold in October compared to 813 in September. A Median Price of $230,000 is consistent with several previous months now. When taking a closer look, the median price of New Construction sales is $320,000, elevating the overall October median price, though not by as much as you might expect, as the median price of Resales is $210,000. All other statistics remain consistent:

• $230,000 was the Median Price
• 45 was the Average Number of Days on Market

ACAR housing stats for October 2014



There was a surge in sales to report for October 2014, starting the fourth quarter on a high note as we move toward year end. As Marc Lebowitz of Ada County Association of Realtors® commented, “Historically, October sales decrease from September levels by an average of 3%. This year, there was an increase of 2%.” Every price point above $160,000 showed improvement over last month – good news! Here is a brief overview of the Ada County statistics:

  • 665 Homes sold in October 2014
  • $208,698 is the Median Home Price
  • 3.9 months of Available Inventory
  • 59 Days on Market is the Average
