ACAR Housing Stats for July 2015

Aside from a jump in the Median Price, Ada County Association of Realtors reports little change for July 2015. The Median Price increased from $230,000 to $232,500, while most other statistics remained consistent. The mid-summer slowdown that is often seen is not reflected in this month’s sales figures; 1,007 homes sold in July is only slightly off of June’s sales of 1,023. The other key stats were remarkably identical. Here’s a quick look at the July statistics:

• $232,500 was the Median Price
• 2.5 Months of Available Inventory
• 42 was the Average Number of Days on Market

Will Dilmore is a MIRM, so what does that really mean?

Will recently renewed his MIRM membership through the Institute of Residential Marketing, a division of the National Association of Home Builders. The Master in Residential Marketing (MIRM) designation is the most prestigious designation given by the Institute; it is the top-level achievement for professionals in new home marketing. Among the long list of designation requirements is a real life case study that is evaluated by industry peers (usually out-of-state), and that process alone can take months. Will’s case study focused on a local Meridian neighborhood and how it evolved in housing styles, price point and demographics. By dissecting each element of the neighborhood, Will gained a deeper appreciation for the perspective of both the builder and the homebuyers. 
 
On a national level, many large builders seek real estate professionals with MIRM designations to start up and lead new communities. Locally, there are only 8 MIRMs in the entire state of Idaho (as of today) and most of them work right here in the Boise Valley. In my opinion, the value of working with a MIRM is the benefit of expertise in the new home selling/new home buying process, and the peace of mind knowing that you’re working with a true professional. 
 
And although I don’t personally hold this exclusive designation, I share close quarters with someone who does! As a team, our expertise and “we care” attitude ultimately results in the best service to our clients.

 

 

 

Will Dilmore celebrates 20 years in Boise real estate

When we realized that this month marks the 20th year that Will has been in Boise real estate, it was too irresistible for me to not take a trip down memory lane. Twenty years is a long time in any career, although at times it feels like a blink. And along the way, we’ve had two kids, four dogs and have been fortunate enough to have lived in both Canyon and Ada counties. Like many couples before kids arrive, we were completely enamored with our first dog and included him in Will’s promotional portrait for Century 21 Advantage Realty. His tagline was, aptly, “Working our tail off for you.” 

 
Will’s first transaction was actually selling our own property, an acre in Middleton, where we had originally hoped to build our own home. It sold on Christmas Eve, 1994 – and we felt like it was a gift. Will definitely gained momentum and found that growing up in a construction family and drawing home plans gave him a greater understanding in selling new construction homes. He was a builder representative in a number of neighborhoods across Boise Valley, from Ashford Greens to Harris Ranch and is proud of his 13-year relationship with Tahoe Homes.
 
Now that I’ve been in real estate sales for almost three years, I have a deeper respect for anyone who has made a career in real estate, as it’s a constantly moving and ever-changing line of work. But that is what keeps it interesting, challenging and rewarding all at the same time. We have met some amazing people over the years and have made some great friendships, too – and for that we both are incredibly grateful. Here’s to a bright future ahead!
