The Village at Movado hosts Happy Hour event for Orchards homeowners

A bright but snowy Thursday afternoon did not deter our friends from The Orchards at Cloverdale from coming out to visit our Social House and tour our model homes. With appetizers from Goodwood BBQ and a full assortment of drinks on hand, guests and Village homeowners were able to enjoy a great afternoon at the Social House.

Smiles abound at first Verado event

“Pick A Pumpkin,” Verado’s first neighborhood event, was held on a mid-October day, amidst a surge of 70-degree weather and warm sunshine. The event took place in the southeast corner of Verado Park, with a pop-up Pumpkin Patch on hand featuring a variety of pumpkins for homeowners to choose from. As the first event for the neighborhood, our underlying goal was for neighbors to have an opportunity to meet each other. Being on the on-site sales team, gatherings such as these are an incredible outlet for creativity and especially for getting to know who lives in your neighborhood. Nearly 40 homeowners stopped by to say hello and mix and mingle, as well as peruse through our festive treats table. Guests enjoyed an assortment of cupcakes and decorated cookies from Nothing Bundt Cakes and Pastry Perfection, among other fall goodies. With cornstalks, pumpkin garlands and hay bales framing our corner of the park, it was a colorful fall-like gathering that was fun to host, and we’re grateful to be a part of this friendly and growing community.

Among the Best and the Brightest: Verado

With over a dozen new homeowners moved in and nearly a dozen more homes under contract, it can easily be said that Verado is having a moment. Since December 2017, this new neighborhood by Blackrock Homes has attracted a lot of attention, with its close-in Meridian location and a compelling portfolio of single level townhomes and two-story floor plans.

That is proving to be the current reality in Boise Valley and elsewhere in Idaho, too. New neighborhoods are emerging virtually overnight. Small infill projects are taking shape in areas that were previously overlooked. And out-of-state buyers are finding Boise is a great place to call home. To accommodate the influx, developers and builders are creating more housing options than in years past. In fact, Idaho leads the nation in single family permits, posting a 101.6 percent increase from January 2017 to January 2018, as reported by recent U.S. Census Bureau Data referenced in an IdahoRealtors.com post. New home prices are on the rise, too. Ada County Association of Realtors (ACAR) reports the 2017 median price for a new construction home in Ada County at $339,241. Their February report reflects that median price increased to $362,587 in only two months.

Boise Valley made a regular appearance on national lists in 2017

This week, my husband, Will, and I revisited our closed files for real estate in 2017. As we bundled them for storage, two things stood out to us: 1) We have been incredibly blessed and 2) out-of-state buyers accounted for nearly 40% of our sales. If my memory serves me, it seemed that most buyers said that they have friends or family already living here. Curious, I went to Boise Valley Economic Partnership’s website for more substantiating data. A great resource! Interestingly enough, Boise Valley/Idaho landed on 24 national lists in 2017. That’s an impressive number for just 12 months. I didn’t recognize all of the publications at a glance, so I provided links below for more details. Forbes ranked Boise in three separate lists, and Bloomberg ranked Idaho as the #1 Top Performing Economy.
